An excellent opportunity has emerged for a Repairs and Maintenance Surveyor to join one of our leading clients based in South London in a temporary position.

You will be responsible for delivering a high standard of day to day repairs and maintenance service to all tenants and leaseholders in accordance with the Organisation's management agreement and statutory requirements.

The client is looking for somebody who has previous experience of:
**Managing the Repairs Operative including recruitment, development and work allocation
**Negotiating, setting and managing the budget allocated to repairs and maintenance including identifying and costing all works
*Ensuring timely responses to all correspondence, complaints and members enquires
*Reviewing, evaluating and monitoring the existing out-of-hours service to residents ensuring that this represents value for money by the provider as part of a periodic review programme
*Managing the purchasing and ordering of materials and tools for all repairs and maintenance work ensuring efficient use of finances and stock control systems
*Advising on all technical and operational matters, including procurement strategy, to ensure best value
*Developing and managing an appropriate inspection regime and ensure processes and procedures are in place to progress requires repairs and maintenance
**Preparing comprehensive reports where major breaches of contracts have occurred
*Processing all invoices from contractors, in co-ordination with the Monitoring and Support Assistant, issuing account queries where works have not been completed and preparing batch header accounts
*Processing void properties ensuring accurate specification of works whilst monitoring operative/contractors to ensure that all voids are returned within the specified time
*Overseeing the movement of heavy materials from store to tenants address observing all statutory health and safety procedures
*Effectively monitoring all disrepair notices and litigation works ensuring that all works are carried out as per the schedule of defects and ensuring that all landlord repairing obligations are carried as required by law
*Liaising with the Monitoring and Support Assistant to ensure, generally, that the estates environment are maintained to a high standard

Strong knowledge and experience of Property Management and Maintenance as well as current health and safety housing legislation is required.
